Jim,

Just wanted to take a minute to thank you again for helping us sell Papa Dino's. Now that our training has been completed, Phyllis and I are enjoying our new careers outside of the pizza business.

You might want to use some of our experiences in encouraging others to use your new service.

As you know, we had tried to sell Papa Dino's unsuccessfully for over two years. Our ads produced few leads and those we met with never came back or returned our calls. Because of our lack of enthusiasm for the store, and its resulting weak performance, we just couldn't fathom paying a business brokers $8,000 to $10,000 for helping us sell.

Your resale program seemed to be the answer we'd searched for. Your initial guidance in pricing the store convinced us that we should get a much higher price than that to which we'd resigned ourselves. Then, helping you develop the Marketing Brochure, we began to see how your years of experience was going to make a major difference in achieving a sale. We enjoyed helping you "craft" a newspaper ad that would work and we recognized the advantage of providing buyers with a Purchase Agreement to help them understand the seriousness of our offering.

Since my job keeps me away from my phone from 7 AM til 6 PM, it was great that you'd field inquiries to the ads we ran. The first week got us even more excited about the program. Then, finding the right buyer and agreeing on a purchase price, only eleven days after the first ad, got us planning a Merry Christmas!

While we were ecstatic, we soon became frustrated by the buyer's decision to back out of the deal. Your "third party" pep talk had the desired effect to get him back on track and, within 24 hours of his discussion of abandoning the purchase, he was willing to schedule a closing and apply for his bank loan.

Of course, when the landlord tried to kill our deal, I reached a new low. I guess in your 20 years of doing deals, you'd seen it all before and your advice paid off. By the time I got back to the shopping center's agent, I had the 5 solutions you'd suggested prioritized on a pad. Was I ever excited when they accepted our first proposal, and we were back on track to close in just two more weeks!

Thanks to both of us understanding what was necessary to complete the deal, we had no problems when we sat down to sign the closing attorney's documents.

Jim, I know we've both said this before, but your skill in helping us (and the buyer) understand how the business sales process should proceed was worth ten times what you charged. My twenty years in the business world didn't prepare me for the complexities of selling our pizza shop yet every time we hit a bump in the road, you were there with one or more solutions.
